A Step-by-Step Approach That Truly Works

How I Make Downsizing and Estate Clearing Feel Less Overwhelming

organizing a home before it is sold

Downsizing a home or preparing an estate for sale can feel like too much. Between the emotions, the time involved and the sheer volume of decisions to make, it is easy to get stuck. That is why I offer a clear, supportive process that helps clients move forward, one thoughtful step at a time.

It Starts With a Plan and a Walkthrough

The process always begins with a site visit. This allows me to understand the scope of what is inside the home and what is needed to prepare it for market. Whether you are downsizing to a smaller space or clearing an estate, we will talk through your timeline, your goals and what makes the most sense for your situation.

Sometimes families want to do the work themselves to help manage costs. Other times, they prefer a hands-off approach. I offer support for both. From a full-service option with professional labour to DIY solutions with trusted contacts and checklists, I help you find the right balance.

Two Options to Fit Your Comfort Level

If you would like me to manage the process from start to finish, I work with a team that handles sorting, labour, auction preparation and disposal. This includes everything from garbage removal to donation drop-offs, along with auction management and post-sale clean-up. Labour is typically billed hourly, and additional costs like bins or special disposal fees are outlined clearly up front.

For those who prefer a DIY approach, I will provide everything you need—from my PMR Estate Clearing starter kit to a list of supplies, local contacts and auctioneer recommendations. You will still benefit from the structure and guidance of my process, just with more control over the hands-on work.

Why Auctions Often Make the Most Sense

If the contents of the home include furniture, tools, artwork, or collectibles, an onsite auction is often the most efficient and cost-effective way to move things out. Auctions not only prevent items from being discarded unnecessarily, but they can also help offset the overall costs of clearing the home.

Whether I manage the auction for you or you choose to run it yourself, the result is the same: fewer items to remove, more value recovered, and a faster transition to a market-ready home.

From Sorting to Staging, All With the Sale in Mind

Once everything personal has been removed and the auction is complete, we handle whatever is left behind. This might mean donating items, hauling garbage, or making final arrangements to ready the home for market. Everything is done with care and efficiency.

Preparing a home for sale takes more than just cleaning—it requires strategy. My process is designed to help you get there with as little stress as possible.

Questions You May Be Asking

  • How does the downsizing process begin when there is so much to sort through

  • What are the benefits of doing an auction instead of donating everything

  • Is it better to clear the home myself or hire someone to help

  • How can I keep costs down while still preparing the home properly

  • What sells well at an estate auction and how do I know what is valuable

If you are feeling unsure about how to begin the process of downsizing or clearing a home, you are not alone. It is a big task, but it does not have to be overwhelming. With the right plan, the right support and a steady approach, we can take it step by step and get the home ready for its next chapter. I would be happy to guide you through it.
