Most people think selling means doing everything themselves.
Figuring out what to fix, what to pack, what matters, and what does not.
Selling Your Home Does Not Have To Feel Like This Much Work
You do not have to do that.
I walk through your home with you, help you decide what actually needs to be done, and then I handle the rest with my team.
You are not managing a sale.
You are making decisions. I take care of everything else.
There Is More To Selling A Home Than Most People Expect
Selling is not just putting a sign on the lawn.
It is preparing the home properly.
It is making the right updates, not all updates.
It is timing the market, managing showings, and handling negotiations that do not always go as planned.
And before any of that, it is figuring out where to start.
That is the part that stops most people.

I have guided clients through simple moves, complicated transitions, and everything in between.
Some are planning ahead.
Some are helping a parent.
Some are dealing with a home they have lived in for decades.
Every situation is different, but the process does not have to feel overwhelming.
We start with a walkthrough and a conversation.
From there, I build a plan and take care of the details so you are not carrying it all yourself.
My wife and I bought our first house together with Elizabeth, she had my old house sold over ask in 36 hours (years before the boom last summer!) and worked extremely hard in frustrating negotiations with the seller of our current home. This after losing steam when a previous deal fell through. Needless to say her commitment to her clients is second to none.

From the time we meet, we build a clear plan around your timeline, your home, and your situation.
Some homes need a full plan with staging and prep.
Some just need a few smart changes.
The goal is not to do everything.
The goal is to do the right things, so your home stands out and sells properly.
Decluttering is where most people get stuck.
Not because they cannot do it.
Because they do not know where to start, or what actually matters.
We go through it together.
You decide what stays and what goes.
I handle the removal, coordination, and next steps with my team.
This is where the process starts to feel manageable.

I help you walk through it room by room. You point.
We take care of it.
In the meantime, you can get a head start with this guide!

SUBHEADING
You do not need to be ready to sell.
Sometimes the first step is just understanding what your home could sell for in today’s market, and what that might mean for your next move.
No pressure. No timelines. Just clarity.

If it is possible, the very first thing you need to do as a seller is to declutter your home. You have heard it before, on every HGTV show, but it is the best way to show buyers what your home has to offer. You are planning on moving anyway.
Decluttering is not about making your home look perfect.
It is about helping buyers understand the space.
And it also makes your eventual move much easier.
If time permits, here is the list of renovations I suggest:
Painting – nothing like a fresh, neutral coat of paint to brighten up a room.
Kitchen Cupboards – consider having them sprayed by a professional. Golden Oak or pickled pine cupboards do not sell homes in today’s market.
Carpet – if the condition of the carpet is questionable, even to you, consider replacing it. If a professional deep clean is an option, go for it.
Probably yes, but maybe no.
If you are selling a family home and we want to attract buyers, I encourage my seller’s to consider staging. I include all staging with all of my listings. The stager will make recommendations to remove furniture and items throughout the home and once this list has been tackled, the stager will bring in furniture and decorations to make the house “Photo Ready” and attract buyers who are looking online.
If you are selling an older home that has not seen any renovations in the last few decades, then no. Decluttering is all that will need to be done.
