The deposit varies depending on where you are purchasing.  Some seller’s agents would like to see 5% of the purchase price, others are very flexible with this amount knowing that in today’s high priced real estate market, 5% is a lot of money to have available immediately.

Immediatley!  Well, 24 hours after we have an accepted offer on a home.  Even if the offer is conditional upon inspection and financing, the deposit must be provided.  If the deal does not end up coming together, the deposit will be returned, in full.

To be clear, the deposit money can not be sitting in an RRSP or any type of online bank account that can not be accessed immediately.  Make the appropriate arrangements before an offer is made.

In the post Covid real estate world, most deposits are transferred directly from your bank account to the Seller’s Brokerage Trust account.  A receipt will be provided for your records.  Your lawyer and mortgage broker will arrange for the deposit to be put towards the purchase price of the home.  

Ahhhh, the dreaded Land Transfer Tax.  There is a little bit of good news though.  If you have never had an interest in a property before (you or anyone else on title for the property) you may be entitle to a refund of up to $4000.  Speak with your lawyer about this incentive for first time homebuyers.

You will need to provide your mortgage broker with a lot of documentation regarding your income.  This information may include your tax return Notice of Assessment, Letter of employment, pay stubs etc.  

Before you even begin looking at homes with me, we will ensure that you are pre-approved and all set to submit an offer on a home!
